Minimum clearance for stud cripple walls 1

I have a plan checker who was requiring 12" minimum clearance from crawlspace sub-grade to wood.
The code requires 8" at exterior walls.
I had a detail for an interior footing to have a 6" curb height and a 3x ptdf sill plate for a plywood sheathed 2x4 cripple wall.

The plan checker said there is nothing in the 2006 IBC where the clearance is stated so he threw the min. clearance to girders (12") as his requirements.

Gillespie, See section 2304.11.2.1 Joists, girders and subfloor. Joists shall be 18" from and girders 12" from exposed ground in crawl spaces unless they are naturally durable or preservative-treated wood.

I guess if he considers the studs to be posts then the 12" is better than the 18".

Woodman , CBC 2304.11.2.1 : refers to joists/girders to subgrade.
The old '97 UBC had a provision for 6" clear from earth.

I don't think the new codes intent is to have the interior posts higher than the exterior foundation/cripple wall.

By the way I ended up going to the Building Official and he concurred with me.



 
Gillespie, Though it states is section 2304.11.1 for the 12" "including posts" In looking further I see Section 2304.11.2.7 allowing the 8" with a impervious moisture barrier. With your 6" curb plus 3x sill the 8.5" to the studs would meet this.
